[Mpls] an arts org. in your neighborhood?

ArtiCulture is a 5 year old 501(c)3 nonprofit visual arts organization is looking for a new home. We've outgrown our present space and would like to move ASAP (potential expansion in our present space fell through). 

We have been looking since last summer with some frustrating outcomes. So far two spaces we chose were rented right under our noses by others one step ahead of us. So, the board of directors figured we had nothing to loose and maybe something to gain by putting this on the forum. Since another door just closed on us we're hoping to open another by throwing this to the winds ... 

So our limitations are:
- in Minneapolis
- 2000 to 2500 sq ft
- handicapped accessible
- ample parking for patrons
- self contained interior space with own entryway and restrooms (we teach children) ideally a stand alone building
- good street visibility and inviting to patrons
- small green space outside or near a park or school playground
- the usual nonprofit tight budget story, so rent has to be on low end
- willing to do some TI

The above list is the ideal. Of course, if you know of any wonderful entrepreneurial philanthropic types or someone needing a big tax right-off we would happily take property off their hands - all for a great cause and far reaching future vision plans!

You're welcome to pass this along to anyone who knows someone who's sister's friend has a neighbor who's son-in-law's mom has just the space we're looking for...
